Pre-listing smart home audits for listing agents
Today’s high-end homes run on Wi-Fi, networks, lighting control, and motorized shades — and buyers ask hard questions about all of it. A Vanguard audit tests every system before the first showing and hands you the answers in a scored, listing-ready report.
Independent and assessment-only — we don’t sell or install equipment, so the score is the whole product.
A showing is the worst place to discover the shades don’t answer, the Wi-Fi dies in the primary suite, or nobody knows the password to the lighting system.
Smart systems help sell a premium home — right up until a buyer’s agent asks how they work and the room goes quiet. Unanswered tech questions become price chips at the negotiating table, and a messy handover becomes your problem after closing.
The audit comes first, while there’s still time to fix things. We test the home’s technology the way a buyer will use it, score it, and document exactly what transfers to the next owner — and what doesn’t.
Every audit scores the home across four pillars, 25 points each. Pick a pillar to see what actually gets tested on site.
Also inventoried on every audit: control hubs and voice assistants, cameras and video doorbells, smart locks, thermostats, and audio — each device logged with its brand, account, and transfer status, so nothing is a surprise at closing.
You get a document you can put in front of buyers with confidence, and the seller gets a short, prioritized fix list while there’s still time to act on it.
Illustrative scores from the sample report. Ask and we’ll send the full sample — score page, inventory, and listing copy — so you can see exactly what your sellers and buyers receive.
An overall score out of 100 with the four pillar scores behind it — a credible, specific answer when a buyer asks, “how’s the tech in this house?”
Recommendations sorted P1, P2, P3 — what to fix before listing, what to disclose, and what to leave for the buyer. No vague findings, no upsell: we don’t do the repair work.
A polished paragraph on the home’s technology, written from the audit, ready to drop into the listing — the systems become a selling feature instead of a question mark.
Every account, app, hub, and password that has to change hands is inventoried and checked off — so the buyer isn’t locked out of their own home on day one.
A plain-language guide the new owner receives at closing: how the systems work, what’s connected to what, and who to call. Fewer post-closing calls to you.
The audit slots into the pre-listing window you already have — no access needed beyond one scheduled visit.
One on-site visit: every system tested in place, Wi-Fi measured room by room, the equipment rack inspected and thermal-scanned for overheating gear that fails quietly.
The scored report, device inventory, and prioritized fix list land with you and the seller — early enough that P1 items can still be fixed before the listing goes live.
Listing copy goes in the MLS, the report answers buyer questions at showings, and the handover guide plus transfer checklist carry the systems cleanly to the new owner.
Every tier includes the full four-pillar audit, the scored report, and the buyer handover materials. The tier simply matches the size and complexity of the property.

Vanguard Tech Audits is run by David Rouse, a smart home technology installer by trade. He has spent years inside the racks, keypads, and shade motors of high-end homes — which is exactly why he knows where they fail: the overheating switch nobody noticed, the shade on a dead battery channel, the system still registered to the previous owner.
The audit business is deliberately separate from installation work. Vanguard doesn’t sell equipment and doesn’t bid on repairs — the report is the product, so its findings don’t bend toward a sales pitch. Agents get a straight answer they can put their name next to.
